A Note on What to Look Out For: Wholesaling

Wholesaling is a common real estate transaction structure.

In a wholesale deal:

  • A company signs a contract to buy a home
  • They do not intend to purchase it themselves
  • The contract is assigned to another buyer for a higher price
  • The difference is how the wholesaler makes money

Because many wholesalers lack the funds to close:

  • The deal depends on finding another buyer
  • If that fails, the contract may be canceled
  • In foreclosure situations, this can be risky if time is limited

Wholesaling can be legal when done transparently. Problems arise when homeowners aren't told who the final buyer will be or how the deal is structured.

How to Protect Yourself

What to Watch for in Any Offer

When reviewing any contract, homeowners may want to pay attention to:

Earnest Money

Informed sellers look for meaningful, non-refundable earnest money as a sign of commitment.

Inspection Periods

Long inspection periods can allow a buyer to walk away late in the process. Legitimate buyers don't need long inspection periods.

Assignment Language

Phrases like "and/or assigns" in a contract will allow a contract to be transferred to another buyer. Informed sellers remove this language before signing anything.

These terms don't guarantee a closing, but they help clarify who is responsible for purchasing the property.

Important Note

Signing a purchase agreement is a serious legal step. A signed contract will give a buyer enforceable rights that can cloud title if the deal does not close. Contracts should be reviewed carefully before signing.

We started as a small, family-run home buying company in Kansas City! This is home for us. It's where we grew up, where our families live, and where we first began talking with homeowners who were stressed, behind on payments, or facing foreclosure and getting more calls than answers.

Again and again, we heard the same thing: People were getting offers, contracts, and promises, but not clear explanations. They knew investors were in it to make money, but they did not always understand who was actually buying their home, how the deal really worked, or what would happen if something went wrong.

Property Halo was built as a response to that. We are a home buying company, and we are upfront about it. We buy houses for profit. Our focus is to be just as clear about how the process works as we are about why we are at the table. That means making it easy to see who the buyer is, what the timelines look like, and what you can realistically expect from a sale with us.

Along the way, we realized that not every situation is a good fit for a straightforward sale. Some homeowners have little or no equity and may need a short sale. Others want to stay in the home and explore a purchase with leaseback and a future path to buy it back. Some do not need to sell at all and are better off talking with a loan modification team, a bankruptcy attorney, a credit repair provider, or a lender about what it would take to qualify again.

Because of that, we have built relationships with independent professionals in each of those areas. When selling is not the right move, we can point homeowners toward those resources so they can explore other paths on their own terms.

What started in Kansas City has grown into a network that has been involved with homeowners in 13 major markets across the Midwest.
